Affordability

We’ll ask for details of your income as part of our application process. If your income is too high or too low, this may affect your application.

Why?

If you’re on a higher income, you have more housing options open to you than people on lower incomes.

If your income is too low in relation to the cost of the home you want to rent, we might have concerns about how affordable this is for you.

Current housing situation

If you currently rent a home from another social landlord or a local council, unfortunately we won’t consider a housing application from you unless there are exceptional circumstances. We will discuss this with you.

Other social landlords operating locally include, Swansea Council, Bro Myrrdin, Wales and West Housing, Valleys to Coastal, Caredig, Pobl, Tai Tarian and Linc Cymru.

Why?

People who rent with other social landlords already have greater affordability and a more secure contract than many people who rent privately. They also have more options available to them through their existing social landlord’s internal transfer policies and through mutual exchange schemes like Homeswapper.

There is a large demand for our homes and we normally close the adverts once we have enough potential applicants, so we advise you to get in touch as soon as you see a property you’re interested in

To apply call us on 01792 479200. You will need your National Insurance number and details of your household income.

We’ll chat through your circumstances with you to see if we can accept an application.

We’ll consider all valid applications until we shortlist up to 5 suitable applicants. At this stage we may close the advert to new applications or it could remain on our website. If you call to apply for a home you’ve seen on our website and are told we are not accepting further applications this may be why.

Shortlisting is carried out by the relevant Community Housing Officer who will also arrange any viewings of the home as a result.

If none of the shortlisted applicants go on to rent the home, we will open it up to new applications again until we have a new shortlist.

The decisions we make to allocate homes can be  complex, with many factors considered by the Community Housing Officer in order to make an allocation that is sustainable, appropriate, affordable and in the interests of both the individual household and the local community.

Coastal also rents homes through the Welsh Housing Partnership. Different eligibility applies to these homes and applicants must be employed with a salaried household income of more than £17,000 per year. For more information on eligibility please view our lettings policy.

In order to process your application and, if successfully allocated a home, your Coastal rent account, we will share your data with Experian and undertake checks with them.

These checks include:

  • assessing the suitability of your application
  • affordability of your tenancy
  • verifying your identity
  • checks to prevent and detect crime, fraud or  money laundering

We share details of how you manage your rent account with Experian. If you do not pay your rent on time we will inform Experian of this and it could affect your credit rating.

If you fail to make any payments due under this agreement, we will use your data and that from a credit reference agency to trace your whereabouts and recover payment. Experian may also use the details supplied to them in the future to assist other landlords and organisations to:

  • assess and manage any new Occupation Contracts you may enter into
  • assess your financial standing to provide you with suitable products and services
  • manage any accounts that you may already hold, for example reviewing suitable products or adjusting your current product in light of your current circumstances
  • contact you in relation to any accounts you may have and recovering debts that you may owe
  • verify your identity and address to help them make decisions about services they offer
  • help prevent crime, fraud and money laundering

If you owe money to Coastal Housing we may not accept a housing application from you until an agreement is in place to repay the debt.

If you have been evicted by another social landlord or the council because of rent arrears or anti-social behaviour, we may also refuse your application.
